The Stamp Duty holiday has inevitably played a pivotal role in helping keep the housing market buoyant during the challenges of 2020. Whilst some people used their time in lockdown to improve their homes for their own personal sense of achievement, others took to DIY in order to sell.

A recent social media poll we conducted revealed 49% of people would be put off from buying a home if the decor or flooring were old, dirty or outdated. If you are looking to sell your home, ensuring your house stands out from the crowd for the right reasons is key. But if budgets are tight, how can you ensure your home doesn’t compromise on style without breaking the bank?

Tip 1: Flooring Is Key

When selling a house, you want your potential buyer to walk through the door and be able to instantly visualise themselves living in your home. The right choice of flooring has the ability to totally transform a room, and if you’re still harbouring an 80’s staple carpet, complete with garish patterns and orange hues, you may need to consider an alternative option. Like it or not, aesthetics play a big role in human emotions, and finding a wallet-friendly alternative to some out-dated carpet could give your room the ‘wow’ factor, and instantly help up the price of your home.

Tip 2: Choose the Right Pattern

Choosing the right pattern of flooring for your room has the ability to transform an area, and this is super important to bear in mind if you’re short on space. For example, using a diagonal pattern can trick the mind and the eyes, creating an illusion of a larger room. Herringbone is a great method of creating space in smaller rooms, such as bathrooms where an intense pattern can help to break up a room with lots of elements. If tiling is too time consuming, then Herringbone sheet vinyl flooring is a quick and easy alternative to getting that luxury look.

Tip 3: Use the Right Combination of Colours

Another helpful tip is to use a darker flooring. A dark flooring when combined with a light colour on the ceiling and walls creates a contrasting element that can instantly make a room look brighter. Light grey has been a particularly popular wall colour trend for the last few years and despite it notoriously being a ‘cold’ colour, when paired with a darker wooden floor and layered with tonal hues, it can create a feeling of warmth.

However, investing in wooden flooring can be expensive, so if you’re looking to upgrade a room whilst keeping cost in mind, there are some great laminate flooring products you can use instead that create the illusion of the real deal whilst not breaking the bank.

Tip 4: Select the Right Product for the Right Room

Whilst the design element is important, ensuring you choose a flooring that will stand the test of time and is durable is also key - even if you’re looking to move. Consider what areas in your home have a high amount of foot traffic, and choose a product that will be best suited to it. Potential home owners will soon pick up if the flooring won’t last the test of time.

The key to creating a home that people will love is to try and keep things relatively simple. It’s impossible to cater to everyone’s taste, but you can bet that if there are two similar properties on the market that are closely matched in price but one happens to be more tastefully decorated than the other, that will be the one snapped up first. We advise keeping the walls neutral, and choose a durable but stylish floor that still allows you to showcase some of your home's personality.
